Building a new home is one of the biggest projects most people will ever take on, and if you haven't done it before, the process can feel like a black box. Money goes in, months pass, and a house comes out. It doesn't need to be that mysterious. Once you understand the stages and what happens at each one, the whole build becomes easier to plan, easier to budget for, and a lot less stressful.
Here's how a typical home construction project runs in Perth, and what's worth knowing along the way.
Get the design and budget right first. Good builds are won before the slab is poured. This is where you lock in the design, the inclusions and a realistic budget, with some breathing room for the decisions you'll make along the way. Rushing this stage is how people end up with variations and cost blowouts later. A good builder will flag problems here and talk you through the trade-offs, not just quote whatever is put in front of them.
Approvals and permits. Before any work starts, your plans need to go through approvals. In WA that generally means a building permit, and depending on your block and design, planning approval as well. Your builder should manage this process and give you an honest read on timing, because approval timeframes vary from one council to the next.
Site works and the slab. Once approvals are in, the block gets prepared. That means clearing and levelling, getting services in place, then footings and the concrete slab. Perth's sandy soils are generally good to build on, but proper site preparation still matters, because everything else sits on this stage, literally.
Frame, walls and roof. This is the part where progress feels fast. Walls go up, whether that's double brick, which is still common across Perth, or a framed build, and the roof goes on. The milestone to watch for is lockup, when the external walls, roof, windows and doors are all in. From there the house can be secured and trades can work inside whatever the weather is doing.
Fit-out and finishing. Plumbing and electrical fit-off, plasterboard, cabinetry, tiling, painting and floor coverings. This is when the building starts to feel like a home, and it's where the quality of the trades really shows, because the finishing is what you'll be looking at every day for the next few decades.
Practical completion and handover. Near the end, you'll do a walkthrough with your builder, note anything that needs attention, and once that's sorted, you get the keys. A maintenance period usually follows, where small items that show up in the first months of living in the home are attended to.
How long does it all take? The honest answer is that it depends on the size and complexity of the home, approval timeframes, weather and trade availability. Most new homes in Perth land somewhere between several months and over a year from slab to keys. What matters more than the initial estimate is a builder who tells you promptly when something shifts, because on every build, something shifts.
